Paying for your property in Brazil from abroad
Buying a plot or a house on the Trairi coast from abroad is simpler than it seems. We guide you through every step, from your CPF to the transfer of funds.
What you need first: a CPF
To buy property in Brazil you need a CPF, the Brazilian tax number. You can apply for it from abroad, for example through a Brazilian consulate, and we can help you with the process.
Transferring money to Brazil
We receive payments from abroad in Brazil. For smaller amounts, such as a deposit or purchase costs, platforms like Wise are practical and transparent. For the property payment itself, we recommend a contrato de câmbio with an institution authorised by the Banco Central do Brasil, such as Moneycorp Banco de Câmbio S/A (code 259). This way, the origin of the funds is properly documented for the deed. Always compare the exchange rate and fees before you send.
Repatriation and payment outside Brazil
When needed, funds can be repatriated. In many cases, payment can also be arranged outside Brazil. Everything is done in line with Brazilian exchange and tax rules.
Purchase costs
Besides the price, the purchase includes ITBI (the municipal transfer tax), the deed at the notary (escritura) and the registration of the property. The amounts depend on the property and the transaction value. We calculate everything before you decide.
